Acquisitions

CWI's acquisition team is small and dynamic with a flat organisational structure allowing decisions to me made quickly.  The team is based in 3 locations throughout Europe with local investment staff that have a long track record in acquisitions within the respective markets. The investment process is implemented using a robust governance and acquisitions process which is overseen by the CWI Investment Committee.

Since 2006 CWI has analysed circa 2500 transactions for clients, representing a total volume of circa €150 billion. Utilising their knowledge and experience of the European market, CWI prepares a detailed analysis and evaluation of the respective properties including a comprehensive research analysis and its potential risk and returns. Prior to every purchase CWI will prepare an investment committee paper and propose a due diligence budget to the investment committee for consideration. CWI will conduct the due diligence including the legal and tax structuring of the acquisition and make recommendations regarding the instruction of third party advisors and coordinates the financing, as appropriate.

Deal Sourcing 

CWI possesses several attributes which provide us with a very strong deal flow:

  • A privileged relationship with Cushman & Wakefield, which also provides “real time” market intelligence in addition to a strong deal flow
  • Strong proprietary deal flow, resulting from a deep network of contacts with institutional property owners
  • CWI, as an independent investment manager, has good working relationships with investors, the major agents and market intermediaries

As a team, we therefore have excellent access and knowledge of the occupier and investment markets. Knowing about rental movements and the occupier demand is crucial.
